The SFCA Land Use Committee

To maintain the architectural integrity and natural beauty of our neighborhood, Sherwood Forest is governed by specific land use regulations. All properties within the neighborhood fall under the R-3 Zoning Classification. Every property is required to conform to the guidelines outlined in the City of Atlanta zoning ordinance. These regulations manage everything from property setbacks to the preservation of our historic tree canopy.

The SFCA Board appoints a dedicated Land Use Committee to advise on zoning matters brought before the NPU. This committee reviews variances associated with property development, including:

  • Tree Removal: Ensuring the protection of our signature wooded environment.
  • Lot Coverage: Managing the ratio of built structures to green space.
  • Building Setbacks: Maintaining the consistent "flow" and spacing of our streets.



The Variance Process

We recognize that unique property challenges can arise. The City of Atlanta provides an alternate path for residents seeking a variance—an exception to the standard zoning rules—due to a documented hardship.

This process involves a formal appeal to Neighborhood Planning Unit E (NPU-E). Because these changes can affect neighboring properties, the SFCA plays an active role in reviewing these requests.
